In the mid 1940’s a developer named Paul Trousdale bought the Steven’s ranch in Mar Vista, which at the time was mostly lima bean fields. It was just after World War II and Trousdale’s vision was an idyllic community with a park, a grade school, a nice market and access to other small businesses, hence the development of the charming Colonial Corners that still stands today.
Influenced by the garden movement, analogous to today’s green movement, he emphasized the magic of outdoor living in Southern California. Single-story ranch houses of compatible designs were surrounded by sidewalks and landscaped green spaces. Paul Howard, a resident businessman who was a renowned horticulturist and had a nursery on the corner of National and Barrington, designed the streets with matching trees. Further, to fill a demand to live in the area from veteran’s returning from WWII, Trousdale built multiple residential dwellings that blended in perfectly with the single family homes on all sides of them.
Mar Vista is truly a diverse neighborhood of apartment buildings and single-family homes. The hilly areas near its border with Santa Monica, whose spectacular ocean views give Mar Vista its name, hold some of the most expensive land in the community. There are wide residential streets with Victorian Mansions, like Grand View Blvd., interspersed with shady Pine tree lined streets of mature developments, like Trousdale’s and for over 60 years Newton Plumbing has been solving plumbing challenges of this charming community.
Mar Vista is considerably less densely populated than neighboring Palms, as its homeowners' associations successfully fended off the 1950s up-zoning that changed much of Palms and West Los Angeles from areas to renter-dominated urban neighborhoods.
Nearby UCLA maintains a large graduate student housing complex along Sawtelle Boulevard near National Boulevard, as well as a smaller housing block along the north side of Venice Boulevard between the Inglewood and McLaughlin Avenues; both accented with beautiful Sycamore trees.
The quiet ambience on Mar Vista’s residential streets reminds one of a quieter time when folks could walk to the store. If they needed to go to downtown L.A. or west to the beach, the Pacific Electric Railway, "Red Car," streetcars ran along Venice and Culver Boulevards.
